The Good - The Biltmore offers its residents fully furnished units with wide and well-maintained rooms fit for families. Hopefully, this lessens what home searchers have to worry about. Also, the tower is just steps away from Greenbelt, one of the high end malls in Makati. 24-hour security is available in the building for its residents’ safety. A standby power generator is also available in the building in case power failures occur. The building also has its own overhead tank as added water supply. Either 1 or 2 parking spaces are also available with 1 unit so future tenants do not need to worry about where to park their cars. Also, an intercom system connects the units to the concierge so receiving guests become easier.

The Bad - The amenities are not well maintained and are hard to access. Pets are also not allowed in the building. Gas stoves cannot be used for cooking.

Property Management
The building’s rules are quite strict. For one, management does not allow pets in the residence. Only electric stoves can be used for cooking. Also, amenities cannot be easily accessed without the management’s approval. An intercom is available in each unit so as to easily contact the concierge at the lobby. A standby power generator is available in case of power outages and an overhead water tank supply the water to the units. Parking spaces are also included with each unit.
The building has good security with guards patrolling the entrance, lobby and parking area and CCTV surveillance monitoring all the common areas. Management is strict when it comes to fire precautionary measures. This is why its alarm system, smoke detectors, automatic sprinklers, extinguishers, hoses, and exits are all fully functioning and easy to access. Because the rooftops are locked for safety, tenants cannot easily access the amenities without permission from the management.
The classy lobby can be accessed from both the front and back entrances of the building. A concierge greets tenants and visitors at both entrances. This way, they are entertained right away. The amenities include the pool, the gym, the garden and the function room. Aside from being hard to access, they are also poorly maintained and not very inviting for residents to use. On the other hand, the lobby, hallways, and elevators are in good shape, well-lit, comfortable, and spacious.
Unit Quality
Each unit has a kitchen, living room, dining area, bedrooms, bathrooms, maid’s quarters and a laundry area that are all big and has lots of breathing room. They are fit for families with about 3 to 4 members. The rooms are classic in design and come fully furnished. Some are also complete with all the necessary appliances. The rooms come with a good view as well.
Greenbelt is just a few steps away and so are other malls, restaurants, boutiques, cafes, banks, and other commercial and business centers. He or she can easily walk to and from places because of the proximity and also because sidewalks, pedestrian, lanes, traffic signals, waiting sheds make it more convenient. Public transportation methods like taxis, jeeps, and buses are also readily available for farther destinations or for those who are simply in a hurry.
